Property Management

We provide property management services for select residential and commercial properties in the greater Charlotte area. Since property management is a complex service with great deal of risk for the owner, we require an initial consultation in order to determine what the owner's goals may be and our ability to service the property in a professional manner. Our clients benefit from over 10 years of direct property management experience in this market.  That vast experience ultimately helps make you more money and reduce the risks associated with owing income producing real estate!

Please also note that we have a Tenant Procurement Service for those owners only needing assistance in marketing their property for a tenant and completing the screening.  Fees for this service start at $250 and will vary depending upon the scope of work required.

Property Management Service fees are structured as a percentage taken off of the monthly gross rental income collected.  The leasing commission noted below is due and payable when the property management agreement is signed. 

The current fee for service schedule for residential homes includes a $250 per vacancy leasing fee plus the applicable percentage below:

  • Operating accounts may be required to be set-up prior to leasing depending upon the specific condition of your property.

  • Tenant summary ejectment proceedings are charged to you at a cost of $125 as well as lockouts in their unlikely event.

Wanted Fugitive Check & Social Security # Search - Identifies wanted fugitives applying for residence or employment in your community.
